In addition to being a Texas Professional Real Estate Inspector (TREC 26068), I am also a licensed Professional Engineer (PELS 77745) in the state of Texas.

This home inspection is a must for New Home Buyers. I will thoroughly examine your property to identify any potential issues and provide you with a detailed report that both you and the builder can work from.
I perform a comprehensive structural inspection and foundation inspection, providing a distinctive report that includes photos, a map of the slab surface, and detailed descriptions of any issues found during the inspection.
A 11-month warranty inspection prior to the expiration of the builder's 1-year warranty presents the homeowner with a third-party opinion of the current performance of the home's systems. In addition, it uncovers problems that may have arisen since the new construction inspection or have not been noticed by the homeowner.

The TREC Standards of Practice are the guidelines that the home inspector is required to adhere to. KPF Home Inspections follows them to the letter at a minimum, and will exceed the guidelines when requested or when an issue is discovered during the inspection process. You should seriously consider a home inspection:
While it is not required, we highly recommend that you be present during the Home Inspection. This allows us to get to know each other and allow me to foster your confidence and trust in me, and later to explain my findings in person and answer any questions you may have.
I will come inspect your house looking for the typical symptoms of foundation problems (cracks in floors, walls or exposed slab; out-of-square doors and windows; separation of rafters from ridge beams) and then measure your foundation to establish a baseline of its current status. I prepare the TREC Form REI 7-6 that provides an opinion on the foundation's performance and details any deficiencies uncovered. Then create a floor plan with the points where measurements are taken by the ZipLevel instrument along with a map of the high low areas. These allows me, another foundation inspector, or a structural engineer, to follow up should you ever suspect that our Texas soils are causing harm to your foundation.
