HOME INSPECTION PACKAGES

The Standard Inspection Package

This package consists of the following:


  • Full Property inspection meeting or exceeding the Texas Real Estate Commission's Standards of Practice - the list of systems required to be inspected by TREC


  • KPF Home Inspections' unbiased, thorough and detailed reports


  • Additional fees are charged for Optional Systems such as sprinkler systems, outdoor kitchens, pools and detached buildings


The Enhanced Inspection Package

This package consists of:


  • The Standard Inspection, plus


  • Our distinctive Foundation Inspection, as described on the Foundation Inspection page 


PRIOR TO THE HOME INSPECTION

If you are interested in hiring KPF Home Inspections, you should: 


  • Call me, Ken Fairchild, at 469-693-6051 to discuss what services you want from me as your home inspector. I will ask for pertinent information and quickly provide you with a cost for my services.

 

  • You should review the Draft Inspection Agreement at the bottom of the Downloads page. The agreement defines expectations and limitations of the inspection. 


  • Review the Example Inspection Report at the top of the Downloads page that provides an idea of what you will receive, after receiving a verbal report.

SCHEDULING THE INSPECTION

After determining when it is convenient to inspect between all parties (the Seller, the Buyer and the Home Inspector), the appointment is set. A home inspection usually takes 2-4 hours, but may take more time depending on home size or if you have requested that additional systems to be inspected (pools, sprinkler, or unattached building). You are encouraged to attend the inspection. This allows you to observe the inspection process, ask questions and explore your future home.

WHAT IS EVALUATED IN A HOME INSPECTION

KPF Home Inspections will consistently apply the same thorough and detailed scrutiny to all systems whether it is a Buyer’s Inspection, a Seller’s Inspection, a Foundation Inspection, a New Home Inspection or an 11-month Warranty Inspection. My job is to empower your decisions with facts.  

Foundations, grading & drainage, floors, fireplaces, wall and ceilings and attic  structures. 


Roof coverings, drainage systems, flashing and skylights, chimneys and other roof penetrations. 


Service entrance and panels, branch circuits, AFCI protection, connected devices and fixtures, smoke and carbon monoxide detectors, and confirming required outlets are GFCI-protected and tamper-resistant. 


Fixtures and faucets; water supply systems; drain, waste and vent systems; water heaters; vents, flues and chimneys; and natural gas distribution systems.


Heating and cooling equipment, ducts, mechanical vents and flues.


Dishwasher, garbage disposal, range hood, range and/or oven, cook-top, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances. Does not include outdoor kitchens, unless requested.

THE HOME INSPECTION REPORT

Verbal

At the end of the inspection, I will thoroughly review my findings with you, explaining the potential impact of any deficiency. I will answer any questions you may have in easy-to-understand terms and provide guidance where possible. 

Written

KPF Home Inspections uses the Whisper Reporting software package to prepare the written reports. When finished with our verbal report, I will return to my office in Allen, TX and begin working on the written report as soon as possible. The final report will be emailed to you in PDF format within 24 hours. I also download all photographs and reports onto a  thumbdrive and give this to the homeowner for their future reference.  See my Example Inspection Report.

Follow-Up

While KPF Home Inspections has delivered the final report, I will always be there for you. Whether you have questions a day later or a year later, just give me a call and I will help you however I can.
